2.   Local Demand. Should have local demand; to be gauged by number of flats booked or sold in that project. Sometimes it pays to keep track of new projects which get sold out immediately on offer (AWHO /AFNHB offerings). Here seizure of fleeting opportunities should be exploited with knowledge.

3.   Growth Around Area of Interest Area around existing market drivers would generally be expensive and out of reach, so, in new areas, there should be known Market drivers scheduled to arrive in that locality.

4.   Size. Should meet perceived final settlement to cater for college going, grown up children.

5.   Pricing. Availability within your budget and suitable for taking loans with comfortable EMI without impinging on day to day expenditure.

6.   Facilities. Availability of facilities and amenities that are critical and essential for resettled life:

   Quality product offerings to include vitrified tiles, good quality paint, doors and windows, inbuilt wood work fixtures, lifts, etc

 Secure gated community.

 Gymnasium, Swimming Pool, walking track, parks, recreational centre, tiny tots play area and indoor / outdoor sports courts.

 Covered parking.

 Daily needs laundry, grocery and vegetable shop facilities,

 Good view (not into neighbors bedroom) and open spaces,

 Wi Fi enabled campus.

 Permanent maintenance staff for maintenance of piped water, generator for power backup, restoration of electrical, plumbing, clearance and garbage chutes, etc.
